City Commission Approves Development Agreement with Southlands Development
The City Commission passed a development agreement with Southlands Development, LLC, aimed at facilitating street and sidewalk improvements to Water Well Road adjacent to the Windy Creek Addition subdivision.
The agreement addresses necessary upgrades to Water Well Road, a direct access perimeter street for the new subdivision. The developer, Southlands Development, LLC, owns an 80.42-acre tract on the south side of Water Well Road. They plan to develop this property into an industrial hub, beginning with a 20-acre warehouse site. The Salina Airport Authority has submitted applications to annex, rezone, and plat this property to meet development requirements, with preliminary plans already approved by the Planning Commission.
Key provisions of the agreement include Southlands Development's commitment to improve Water Well Road to at least an interim street standard. The City will defer the construction of the full city street standard improvements until a specified future date when traffic demands justify the upgrade. At that time, the developer will be responsible for funding these enhancements.
The agreement ensures that as the area develops, the infrastructure will keep pace, providing safe and efficient access for the new industrial facilities. With this milestone reached, Southlands Development, LLC, can proceed with their plans, contributing to the economic growth of Salina.
