Home sales in Saline County decreased 27.8% in November 2025, totaling 57 closed transactions compared to 79 in November 2024, according to the latest report from the South Central Kansas Multiple Listing Service (MLS).
The report, prepared by the Wichita State University Center for Real Estate, shows total sales volume fell 31.5% to $11.5 million, despite an 11.7% year-over-year rise in the median sale price to $189,900.
Properties that sold in November remained on the market for a median of 9 days, an 84.7% reduction from 59 days in the prior year, and closed at 100% of list price. The median sale price as a percentage of original list price was 100.0%.
Active listings at the end of November totaled 105 units, a 28.0% increase from 82 units a year earlier, resulting in a 1.7 months' supply of inventory—up 30.8% from 1.3 months. The median list price for active homes was $229,000, reflecting a 13.6% year-over-year decline. New listings numbered 44, down 27.9% from the previous November.
Contracts written in November totaled 53, up 12.8% from 47 in 2024, while pending contracts at month-end stood at 62.
Year-to-date through November, closed sales reached 666 units, down 7.5% from 720 in 2024, with total volume at $152.1 million—a 3.4% decrease. The year-to-date median sale price was $202,000, up 10.7%.
Nationally, existing-home sales rose 1.2% in October 2025 (the latest available data) to a seasonally adjusted annual rate of 4.10 million units, the highest since February.
The national median sales price was $415,200, with inventory at 1.52 million units, equivalent to approximately 4.4 months' supply. Projections indicate U.S. home sales could reach 4.09 million units for the full year 2025, up 0.6% from 2024.
